What Is Property Preservation?

Property preservation involves the securing, protecting, preserving and preparing of properties for sale that have went into foreclosure, default, or are in bank-owned status. The increase of REO (real estate owned) properties have created an increase of vacant and/or abandoned homes. As they increase, so do companies that provide property preservation services. The U.S. Department of Housing and Urban Development (HUD) have set guidelines and regulations that help protect lenders and mortgage holders from further damages or costs that may be associated with these properties.

All Pro Construction Experts provides the following services:

Securing of property

RE-Key (door lock entrys and/or deadbolts) are changed according to lender requirements.

Padlocks and hasps may be installed to accompany lock change if required for complete property security.

Lock boxes are typically installed with an assigned code unless already provided by realtor. Lock boxes secure keys to the property to allow third party access and showing of a property.

Board-ups are completed to secure windows, doors, and entry ways that allow easy access into the property. All board-ups meet or exceed set by HUD requirements.

Swimming pool areas - swimming pool areas are secured according to appropriate guideline requirements and/or HUD requirements.

All Pro Property Preservation Services can winterize your properties in according to your instructions and/or applicable Investor/Insurer guidelines.

A winterization generally involves:

  • Draining of all plumbing and heating systems as required;
  • Using air pressure to clear the system of water;
  • Adding anti-freeze to all traps and fixtures;
  • Shutting off water supply to the property;
  • Disconnecting the water meter, removing it from the cradle and leaving it on the premises;
  • Disconnecting the feed pipe leading to the main water valve and plugging or capping it; and
  • Placing tags, labels, warning signs, and dates on all items winterized, including All Pro Property Preservation Service's address and telephone number on all tags and labels.

Winterization Re-Check

All Pro Property Preservation Services can inspect a winterization previously performed at a property to attempt to determine if it is still effective. Upon instruction, if All Pro Property Preservation Services finds that the winterization is not in effect, we will winterize the property.
